For architectural design projects, while there is the emphasis on using 3D models and architectural BIM modeling, the time-tested practice of using architectural drafting and 2D technical drawings is still commonplace in the AEC industry. Architectural drafting has evolved from the drawing board to computer-aided design and drafting (CAD) software programs. Drafting practices help to provide architectural construction drawings that include the technical details of architectural, structural and electrical elements required for the construction of a building. To understand the stage at which architectural drafting takes place, the workflow of a building design lifecycle must be considered.

The basic workflow of an architectural design project starts with the architect creating a conceptual plan which is usually modelled into architectural 3D models and rendered as photorealistic images for marketing and presentation to clients and customers.

Once the conceptual design is approved by the client, the design is then progressed into more detail and shared with other parties such as structural and MEP engineers. The way in which the design is progressed for the ‘design development’ phase by an architect lends itself to two options, either to develop a 3D model with more detail and then create subsequent sheets and details using a 3D tool such as Revit or AutoCAD, or as is still commonplace, to develop the concept design in 2D using more traditional methods. From the conceptual plans provided by architects and engineers, a drafter can convert these designs using CAD software programs to create technical drawings.

Architectural drafting is the process of creating technical drawings which include the floor plan, sections, elevations, detailed drawings and other documents in a construction drawing set (CD Set), which are typically required for the construction of a building.

The difference between Architectural Drafting and Modelling

Architectural drafting refers to creating 2D technical drawings and architectural construction drawings which are mainly used by contractors and consultants on site. Architectural 3D modelling refers to creating 3D models and renders of photorealistic images which are mainly used to present the architectural design for marketing purposes and then progressed from there to create the 2D technical drawings, in effect feeling like an extra stage (the 3D modelling element). The main software used for drafting, to create 2D technical drawings is AutoCAD while modellers use Revit and ArchiCAD to create 3D models and rendered images. Architectural draftsmen need to have basic 2D and 3D software knowledge such as AutoCAD and knowledge of technical codes and drafting guidelines specified by organisations such as American National Standards Institute (ANSI), American Society of Mechanical Engineers (ASME), American Design Drafting Association (ADDA), Public Works Government Services Canada (PWGSC), National Institute of Building Sciences (NIBS), BSI British Standards Institute and Standards Australia Code AS1100. Architectural modellers need to have a deeper understanding of architectural, building and construction concepts and experience with 3D software programs such as Revit and ArchiCAD.

Why Architectural Drafting is still Common in Architectural Design Practices

Architectural 3D models are preferred by architects and designers because they provide a 3D perspective of the conceptual plan of the building; it makes management of project data easier and allows for design changes on the go. However, construction companies that require technical specifications of the architectural project prefer 2D technical drawings and architectural construction drawings because they provide accurate details required for construction, most of the resources involved in construction understand 2D drawings, there are no issues with compatibility of software as compared to when using 3D models and it is a suitable solution to meet the budgetary requirements of a construction project. Some of the reasons why architectural drafting is preferable by several construction companies include:

• Suitable as per construction requirements – In some building projects, 2D technical drawings or architectural CAD drawings are sufficient to complete construction, where additional information that 3D models provide is not required. A construction drawing set (CD set) includes all the floor plans, elevations, sections and detailed drawings required for construction. Technical codes, symbols and other additional information such as the type of material are provided in technical drawings. Therefore, construction companies find 2D technical drawings sufficient to successfully complete construction.

• Availability of technical resources – Not all companies have technical resources to deliver 3D models. While drafting teams are qualified to work on AutoCAD to deliver 2D technical drawings, they may not be qualified to work on Revit to deliver 3D models. In the construction industry, the availability of drafting teams who can provide 2D technical drawings is ample compared to companies that provide 3D modelling services.

• Availability of software – The adoption of new software and practices is gradual and slow in the construction industry. The software used in building projects varies from country to country. Some countries use ArchiCAD and AutoCAD Architecture instead of Revit, therefore leading to the incompatibility of project data. 2D technical drawings in AutoCAD are widely used and compatible making it a preferred option to Revit 3D models.

• Suitable as per cost and budgetary requirements – In most cases, construction companies do not find the need to invest more in 3D models, when drafting solutions provide detailed technical drawings which are sufficient and relevant enough for construction. There is also the added investment in resources that are competent enough to understand and implement architectural 3d models on-site.

While architectural 3D modelling and BIM modelling provide design-related information typically required for architects and designers in the design stage of the building project lifecycle, architectural drafting provides technical drawings that are not just about aesthetics but about high-performance detailing of construction elements. Architectural CAD drawings specifically communicate the design intent and help in the construction of buildings which companies find relevantly sufficient over 3D models. Even as construction companies will need to eventually evolve to combining the use of 2D technical drawings and architectural 3D models until then, the time-tested practice of using architectural drafting and drawing solutions in construction is here to stay.

Many of you have heard the old adage that you never get a second chance to make a good first impression. Well, that is especially true on a home. So I’m going to tell you how to build a good first impression. All of these items will make or break your appraised value and saleability.

1. Landscaping And Driveway

When you go into a beautiful subdivision and you’ve had a pleasant drive to get there, the first thing you’re going to notice about a home when you drive up to it is the landscaping. I’m going to include in that the driveway. The positioning of a home on a lot, the layout of the driveways, the walkways, the design of the decks, the patios, how you landscape around them is very, very important to the aesthetic beauty of the home. To optimize the effect of those factors, I can’t stress to you enough that you always hire a landscape architect [Success Team Member] who will take your plans, and evaluate the site and home specifications. He will prepare a proposal. He’ll draw your home to scale on the survey, and lay out the driveways and the walkways. For a little extra money he will design the decks and the patios and show you how to landscape around the house. This additional effort can make all the difference in the world.

Landscape architects can take those cluster lots where you can’t figure out how to provide privacy to a home and they will do it with ease. They will take that ‘dog’ lot that all the builders have passed on and turn it into the most beautiful lot in the subdivision. They will take that difficult lot where you can’t figure out how to position the home and make it look great. In the end, you can take an ugly home by design and make it look beautiful with the landscaping.

This is where so many builders fail. They get to the end of the project, they’re over budget and they scrimp on landscaping. To do this is like taking a beautiful woman and removing all the makeup, jewelry and clothes. I don’t mean that as a sexist statement, but you get what I’m saying. I’d cut things out of the home before I’d cut the landscaping on the front of the home.

I had a student who built a home that was highlighted in the Atlanta paper. She said the only mistake they made was not having the landscape architect’s input up front. They hired one after beginning construction but wished they had solicited input up front.

And the real beauty of a landscape architect is you can get some of these people for as little as $150. Many nurseries have landscape architects on their staff. They will provide landscaping plans for free if you buy your shrubbery from them. Many landscapers are landscape architects. If they do the landscaping they may do the design work at no additional charge. As an option, you could go to a local university that has a school in landscape architecture. A senior student can be a wealth of knowledge and help.

Over the years I’ve learned how to lay out a home. As a matter of fact, I’m great at laying out a home. But the first time I dealt with a landscape architect, his ideas were so far superior to mine that I knew that I’d never, ever, do this again, no matter what the lot size. It makes all the difference in the world. I feel I get more value for the money from the landscape architect than anybody I deal with.

What you want is a complete layout as seen from the street. For the rear yard, you’ll just do the basics. The customer can complete that based on his or her wants.

Warning, you’ve got to give the landscape architect a budget. If you don’t give them a budget they will show you Paris, and once you’ve seen “Paree” it’s hard to go back to the farm. So tell them you’re only going to spend $600 or $3,000 or whatever your budget may be.

I mentioned the driveway. Have you been to homes and you drive up in a driveway and you automatically go to the side or back door? I’ve been to some homes where I can’t find the front door. I always want the driveway and walkways laid out so that the customer’s eyes are drawn to the front door. The landscape architects know this.

A steep drive, especially when you park at the top will cost 5% to 10% of the value and make it extremely hard to sell.

Do you think of interior design as a science or an art? Well, it might be a quiet difficult question; but in fact a combination of both. Interior design can be defined as an applied art where creativity skills and technical knowledge provide solutions. These solutions are applied to achieve a more convenient habitat.

Interior design provides answers that are both functional and attractive and enhance the quality of life. Interior design reflects and interacts with the cultural background and traditional heritage of the occupants.

The design process itself runs through a systematic and interactive methodology to create an innovative and functional design solution whereby the needs and resources of the occupants are satisfied.

To achieve a well designed environment many elements contribute together thus innovating the overall theme e.g. color, light, texture…etc. interior design provides solutions for residential, commercial, educational, healthcare, office and hospitality projects consequently affecting our daily way of living or in other words; our behavior.

However interior design leans on our cultural heritage, yet it still can directly or indirectly shape our behavior and definitely it influences our reactions. For instance a room painted in red feels warm than another painted in blue! However it’s the same environment but the color which is an important design element has altered our behavior and way of thinking. The same color itself can trigger different emotions depending on its reference to either symbolic or psychological functions considering the linkages that vary with time, place and cultural background. While white color is worn at weddings and may represent purity, sterility, virginity and peace for some nations, it was the color worn at funerals for others during certain periods in history.

Another noteworthy proof of how interior design can affect our behavior is light! It has to be customized according to the function performed by the occupants. That major element can ensure and highlight a certain frame of mind! For example in a work environment an inadequate light amount would cause annoyance and discomfort. On the contrary you would enjoy a nice dinner or a romantic movie on a dimmed light.

I do believe that the relation between mass and space creates the greatest impact on human behavior. Minimalism where the work is stripped down to its most fundamental features and the subject is reduced to its necessary elements was an approach for better living environments. A cluttered habitat is definitely irritating while fine organized minimal but yet function environments promote serenity and comfort. A good design coordinating mass and space can elevate the sense of creativity and innovation.

Again cultural variations transform occupant’s vision to surrounding space. For instance a minimal designed interior seems less and for some nations less reflects poverty.

The influence of interior design on human behavior is apparent while working for instance on educational projects like nurseries where children experience a phase of mind shaping. Color, light and texture integrate together to encourage creativity. Safety is another dimension that could be enhanced.

From my point of view a global standard design code for interior environments is not applicable since occupants respond in a different way in accordance with several factors such as cultural background, social heritage or climate conditions. Interior design could effectively develop the quality of life in accordance with formerly mentioned factors; focusing on the basics of creating an ideal habitat for living.

1) Measure the handrail location from post to post. You will need two 2x4s, two 1x4s and one 2×6 for each handrail section. Make a list of all the lumber you will need.

2) Paint or stain the dimensional lumber prior to assembly.

3) Secure two 2x4s to a surface making sure that they are 33 inches apart from top to bottom. For a total handrail height of 38 inches, handrails should be installed 3.5 inches above the floor.

4) Cut a mountain laurel or rhododendron branch to fit. Nail it to the top and bottom 2x4s with a 16-gauge finish nail gun.

5) Repeat step 4 making sure to weave branches over and under. Sometimes, branches can be joined to previously installed branches giving a more natural look.

6) Cut several 2-inch pieces of 2×2. Nail these at regular intervals to the top and bottom 2x4s.

7) Nail the top and bottom 1x4s to the 2×2 blocks.

8) The section of rustic wood railing is ready to be installed!
